Every month I enjoy seeing what is taking place in the Beverly, Massachusetts marketplace. So here is what I am seeing for the month of February, 2016.
According to the Multiple Listing Data in MLSPIN (our local service), in the month of February
15 single family homes sold. This is down from January; number of homes that sold in the month of January was 17.
The lowest priced home that sold at $280,000. This home was a lender owned property. See the details below:
I would like to note that there was one property auctioned in Beverly at a price of $188,475...which is the lowest price sold in the Beverly market for the month of February.
The highest priced property in Beverly that sold, sold for $3,221,750 on Curtis Point. This home was originally listed for $3,795,000. See the details below:

We are in a seller's market. Now is an excellent time to put your home on the market--there is a good possibility that the equity in your home has increased over the past several months. This has happened because inventories are low, interest rates are low and buyers are out there in record numbers! You are in a great position if your home is in the market of $300 to $499k.
Six homes sold at either asking price or above asking price!!! This is the hottest market today in Beverly. Take a look below:

If you take a look above, in the range $300,000 to $399,999, 3 Homes Sold. Out of those 3 homes, 2 of them sold for over asking price!!! One listed for $329,900 sold for $360,000 and another listed at $359,900 SOLD for $364,900. It is my opinion that in this price range, you can't even under price your home, because if you do, you will create a bidding war over your property and get market or above market for your property.
